Holmes Appraisal Services staff consists of only certified appraisers. We provide accurate and timely reports to meet a variety of residential appraisal requirements including Purchase, Refinance, Mortgage Insurance Removal, Legal Settlement and Market Value Analysis.

Our Commitment to Exceptional Service

We generally will be available to inspect the property within 1 to 2 days of receiving your appraisal request, and will always deliver your appraisal electronically within 2 days of inspecting the property for all properties located in the Denver Metro Area.*

Properties located in Pitkin and Eagle Counties require additional time to schedule the inspection and additional time to deliver the appraisal. We inspect properties in these counties once per week, so the time to schedule the inspection can be as long as 7 days. We will always deliver your appraisal electronically within 3 days of inspecting the property for properties located in Pitkin and Eagle Counties.

Payment of the appraisal fee for properties located in Pitkin and Eagle Counties is required in advance of the inspection. Payment may be made by credit card in advance or by check mailed to our office in advance of the property inspection.

The above turnaround times are applicable to only to URAR, 2055, 2065, 2070, and 2075 forms. 2-4 Unit property appraisals, rent schedules and income/expense statements require additional time.

We do not include weekends or Holidays in calculating our turnaround time.
